I had been writing the column for several years and wondered if anyone actually read it. Well, it seems some do, and I have been humbled by the people I’ve met who noticed my column went missing. Since then, my family has grown again with an addition of another gorgeous granddaughter, we have moved house and built a granny flat. We are currently living in the flat so one of my daughters and her family of seven can stay in the main house whilst they are in between buying and selling. The challenges of building and renovating in this market has been eye-opening and I certainly understand why so many builders have gone under, as prices of materials and labour have increased. We have had huge weather issues in our community. My family was impacted but we are all safe; so many people in the local community have lost their homes and sadly some lives were lost. My heart goes out to those who were affected by the storms and the unprecedented rain event. There is such a huge clean up to be done and I was SO appreciative of the team at ENERGEX who worked tirelessly to restore power. The SES was also amazing in their continued assistance to those in need. Sadly, not everyone who needed help was reached. Community spirit was high with neighbour helping neighbour and offers of help from strangers given freely. I have never been good at advertising my success and sadly because of that some friends or previous clients even thought I had retired. But apparently, it is quite acceptable to blow your own horn so, here I go! This year the market has been unusual, buyers have changed the way they make enquiries, but I have had a successful year with many homes that I have sold attaining street records. Below are the recent street records, some have settled and some due to settle this month: • White City Drive, Oxenford $1,290,000 • Podinga Circuit, Ormeau $1,210,000 • Stuckey Close, Willow Vale $3,400,000 • Fern Hill Drive, Willow Vale $3,700,000 • Blacks Road, Willow Vale $4,200,000 Some of these properties sold quickly; others were on the market for some months, one didn’t make it to the open market. The most important thing was the vendors trusted me to work with them to achieve the best result possible. Are you considering a change this year? Have you outgrown your home or need to downsize? If you would like advice, I’m always happy to give it and in the meantime, take this HUGE SMILE from me: It’s FREE!!!

Toad busting is an essential part of cane toad control, and it’s time to gear up for Australia’s biggest toad busting event! Join the weeklong cane toad busting competition, The Great Cane Toad Bust from the 13th-21st January 2024 and impact cane toads at every life stage! Rally your friends, family and neighbours to do their part in cane toad control. This event is co-ordinated by Watergum Community Inc. and put on in collaboration with a community group near you. Cane toads are an invasive pest in Australia that cause widespread impacts due to their toxicity, massive appetite and prolific breeding rate. Every year, cane toads cause declines in wildlife population, poison domestic pets and even impact local agriculture by eating bees and dung beetles. Nikki Tomsett, Watergum’s Invasive Species Project Officer, highlights the importance of removing these pests in cane toad affected areas. “Some studies show that cane toad busting can remove up roughly a third of the local cane toad population. A single female cane toad can produce up to 70,000 tadpoles a year, so we recommend removing adult toads and tadpoles to have the greatest impact,” she said. Cane toads are most active during warm summer months, so now is the perfect time to get involved! Simply get your toad busting kit together, with gloves, a torch and a bucket. This is the first year tadpole trapping tallies will be included in the Bust and is a great option for properties with dams, streams, or ponds – anywhere cane toads breed. This removes hundreds of cane toads at a time before they have a chance to further develop and cause damage. Be sure to count your catch and submit your data to enter the running! Previous Great Cane Toad Busts have resulted in the removal of over 50,000 cane toads in a single week! Participants share their enthusiasm for the event, saying they have seen a lot more native frogs and species returning to their property. One toad buster says “I noticed a huge drop in cane toad numbers since the event. I loved being part of this. I feel that I have made an impact on reducing the local cane toad population.” Brush up on your cane toad identification skills before heading out and make sure you have a plan for euthanising your toads afterwards. "It's important to practice humane euthanasia with cane toads. Remember, their presence here is a consequence of human intervention; they're merely trying to survive, just like any other species," emphasises Nikki. For more information, visit: www.watergum.org/greatcanetoadbust At the start of 2024 once again, we look forward to another busy year for real estate in the local area. Despite some market commentators predicting a slowdown in the property market, our contrary prediction at the start of 2023 and subsequently our sales recorded during the year defied that negative market prediction. The enquiry levels we are receiving from both sellers and purchasers alike indicate that 2024 has the potential to well and truly exceed the outcomes we witnessed in the 2023 market. During the past year the volume of off-market sales has shown continued strength, and we expect this to continue into 2024 as buyers move to secure properties in a market with reduced supply. Some of our highlights from 2023 include: • JMO Property Group have supported over 20 different community groups or events throughout the year including becoming a major sponsor of the Northern Gold Coast Christmas Carols for the next three years by hosting the Carolokee contest. Our community support falls into three major focus areas being, youth, the elderly and community enrichment. • Over 193 five-star reviews received. • The average value of our property transactions in 2023 was $1,026,000. • In the last quarter of 2023, the agency recorded the highest median sales value of all listing agents in the area. • Finalist in the REIQ Awards for excellence in the categories of Small Residential Agency and Community Contribution. • The most recommended agent for Ormeau in 2023 and the most recommended agency in both Ormeau & Ormeau Hills in 2023 via Rate My Agent. • Establishment of JMO Property Management.

MENTION THIS AD FOR 10%DISCOUNT Rotary Club of Ormeau-Pimpama Santa returned to the streets of Ormeau and Pimpama on Sunday 17 December and just in time to remind everyone to be good, to be kind and be respectful to ALL. The annual Santa Run, held in conjunction with the Ormeau Rural Fire Service, weaved its way through the streets and sounded the alarms that Santa was on his way to the people. Several fire trucks all decorated for the occasion, escorted by the Police, Fire and Rescue and several Rotary vehicles all joined the escort … along with Santa’s helpers and his elves. The escort made seven stops along the journey at local parklands in Ormeau and Pimpama to the delight of the locals in this much anticipated event of the local community Christmas celebrations calendar. The oppressive hot weather certainly had an impact on numbers, but Santa always draws a crowd as he distributed lollies for the children at all the stops. A huge thank you to the Rotary Club of Ormeau-Pimpama and the Ormeau Rural Fire Service for organising this great event that heralds the arrival of Christmas each year and our sponsors Division One Councillor Mark Hammel, The Ormeau Village Shopping Centre and Zupp’s Property Group for kindly donating the advertising space on their electronic billboard at exit 45. Why is the beginning of the year the hottest time to sell your home? While the Christmas and New Year rush is full of fun and excitement, the start to your 2024 could be even brighter when selling your home. In the early months of the New Year, expect to see the following market trends: • Increased Enquiry & Buyer Activity The relaxed atmosphere during the holiday break may lead to higher levels of buyer interest and enquiries. People, having had time off, often have more time on their hands and are in a mindset of making changes and considering new opportunities for the upcoming year • Resolutions - New Year, New Beginnings The new year is seen as a time when individuals contemplate making significant life changes, which may include moving homes. Buyers are more motivated to start fresh chapters in their lives, prompting them to explore new living arrangements. • Buyer Demand The new year encourages people to think about their future plans and goals, leading to a surge in enquiries from potential buyers. Statistics from past years support this increase in buyer demand during the new year period, whilst stock tends to decrease. This develops a form of competition, resulting in higher sale prices. • Interstate Migration Trends Queensland's lifestyle is highlighted as a major attraction for interstate buyers seeking a change, particularly during the Summer months. For those looking to relocate, the Northern Gold Coast may be seen as a more desirable, affordable option, being situated halfway between Brisbane and the Gold Coast – essentially the best of both worlds. Furthermore, with more interstate buyers in the market, this also generates a competitive market resulting in more attractive sale prices. Despite these hot trends, be sure to keep in mind all the extra factors you can also contribute to optimise the sale of your home. Sellers are advised to ensure their homes are market-ready by decluttering and cleaning to attract potential buyers and capitalise on the higher rate of enquiries. Contact us today to determine the best selling strategies to achieve you the next record price on the block in 2024! These microorganisms play a vital role in balancing your pets digestive health and wellbeing. An imbalance in the bacterial populations can affect the body’s immune system, lead to digestive issues, inflammation of the intestines and diarrhoea. So how can we support and promote healthy gut flora? Probiotic supplementation helps to support the digestive system by introducing “good bacteria” into the gut. They can help maintain existing gut flora, or replenish healthy flora that has been reduced or terminated due to medication, stress, disease processes and diet changes. An alternative approach is to give prebiotic fibres that feed and nourish the microbes within the pets own microbiome. Hills Gastrointestinal Biome stimulates the microbiome to produce beneficial postbiotics to promote healthy stool and limits the recurrence of digestive upsets. Whether your pet has an acute case of diarrhoea, a chronic gastrointestinal condition, anxiety, or even allergies, your veterinarian may recommend different products to support your pet’s intestinal health. Remember to always consult with your veterinarian before initiating a supplement or diet change. If you have any questions please contact our friendly team Pimpama City Veterinary Surgery on 07 5670 8971.

Contact: Peachey Member 0424 171 019 | Email: peacheycg@gmail.com What to plant in January Summer should be a time of sitting back with a cool drink watching the garden, as we know plants keep stretching towards the sun, weeds go wandering and we do love to potter about. Keep the mulch up to retain as much moisture in your soil, if your soil has great microbes like us, they will do most of the work for you. Peachey will continue to rest a few of our beds as members are away, also the hot winds barrage the moisture out of the plants, covering plants with fine mesh will protect fruit trees and vegies until the cooler weather comes. When we are ready to plant the beds up, we will have soil that can take deep roots and grow great crops. Your crops are only as nutritious as the soil they are grown in. Remember our bodies are just like this earth, we are as vibrant as the food and environment we live in. “Look deeply into nature and you will understand everything,” said Einstein. Nature mirrors how it is treated, I believe our minds and bodies mirror the choices we make or are subject to. Herb of the month Perennial Basil This amazing herb will grow and flower all year round! The bees love it. The bush has a stronger flavour then your sweet Basil, so you simply use less of it! Great in salads, pesto and all-time favourite… on pizzas. Basil has this awesome effect of alkalising tomatoes, no wonder they are great for your taste buds! This one also makes a great bath vinegar which also acts as an antiseptic. Basil contains vitamins A,B,C and K. The minerals content are calcium, iron, copper, phosphorus, potassium, selenium, sodium, magnesium, and manganese. Appreciates full sun, regular watering, and good drainage. Happy gardening and a healthy life, Cheers, Annemaree. Thank you. To the many locals who showed kindness to each other over the Christmas season. Ormeau has an amazing people group who really do care. I saw people giving food, clothes, furniture, toys, acts of service; these feed our souls. Often the silly season can be draining with all the consumption and expectation. Thank you to the power of community, the people in your neighbourhood are there for you, to spread hope and remind us that human kindness is the greatest gift to give each other at this time and all year round. Thankyou Kimberley for posting on a few pages the question what would you like for Christmas that you can’t afford? People loved this!! People connected, shared needs and worked together, THIS is community, I was excited to hear the enthusiasm and extent to which people want to help each other. Divided we are vulnerable and guarded. Together we can achieve much. Community Share Chest Kiki is the “Keeper of the cupboard”, on site at Peachey. The Community Pantry chest is filled with handy items and nonperishable food for all who need. Kiki says, “Take what you need, leave what you can”. For all of us. This is the power of community; this makes my heart sing. Please don’t throw it away. That thing that you think your done with, take a photo and send it to peacheycg@ gmail.com or 0424 171 019, we may be able to use it or know someone who needs it. Each month we have free share, not everything needs to go to the tip. Upcoming Events In 2023 we launched the Peachey Parties. This gave locals a free platform to present their skills and see how people responded. We saw up to 8 young entrepreneurs presenting their jewellery, slime, beverages, and ingenuity. We had over 40 different youngish business owners strutting their stuff. Congratulations to you all, the effort it takes to create your own business is rewarded in freedom. 2024 we will be playing with the Art Intuitive Hub concept, the Young Entrepreneurs Club, the children’s village concept, and growing plenty of produce to share with you all. If you want to curl up at night with excitement for the coming months, worthwhile projects to put your time into to make a difference in your life and others, let’s create this together, contact details are below. . . life is better together.
