3 3 Bulk Billed Eye Tests 3 Most Health Funds Accepted 3 External Prescriptions Welcome *Excludes Maui Jim, Zeal and Oakley Sun RX PARIS MIKI OPTICAL Shop 18, 12 Sir John Overall Drive, Helensvale Plaza Phone 5580 5010 | www.paris-miki.com.au In our fast-paced lives, filled with digital screens and constant visual stimuli, it’s easy to overlook the significance of maintaining good eye health. However, regular checkups with an optometrist are not just a precautionary measure; they are essential for preserving the precious gift of sight and overall well-being. One of the primary reasons to prioritise optometric check-ups is the early detection of potential issues. Many eye conditions, such as glaucoma, macular degeneration, and diabetic retinopathy, often develop gradually without noticeable symptoms in their early stages. An optometrist can detect these conditions through comprehensive eye exams, allowing for early intervention and effective management. Timely diagnosis can prevent irreversible damage to the eyes and, in some cases, even save one’s vision. Moreover, optometrists are equipped with the expertise to address refractive errors like nearsightedness, farsightedness, and astigmatism. While it might be tempting to rely on over-the-counter reading glasses or online prescriptions, these solutions may not adequately address the unique visual needs of each individual. Optometrists tailor prescriptions based on a thorough understanding of the patient’s eye health, ensuring optimal vision correction. Regular eye check-ups are particularly crucial for children, as undetected vision problems can hinder their learning and development. Children may not always express vision concerns or even recognise them, making routine optometric visits essential for identifying and addressing potential issues early on. Good vision is integral to a child’s academic success and overall well-being. Paris Miki Optical has been servicing the Helensvale and surrounding community for eyewear needs since 2005. MENTION THIS AD FOR 10%DISCOUNT 6 Tips to increase the returns of your rental property Unless you've been hiding under a rock, you probably already know there is a shortage of rentals on the northern Gold Coast at the moment and that many tenants are struggling to find a home to live in. Even though prices are rising, there’s always an opportunity in any market to improve the rental returns of your property, as well as attracting better quality tenants who stay longer. Sarah Welsh and Jennifer Farr at Farr Real Estate, have over 15 years of experience in the local market and have six hot tips to help you get more from your rental. 1. Online Appeal. Most likely a potential tenant's first impression of a property will be the online advertising. It's crucial that the property stands out. Make sure the property is neat and tidy, freshen up the paint, mow the lawns and trim the gardens. Consider staging the property with some nice simple furniture before photographing, or talk to us about "virtual staging" for a cheaper option. 2. Add covered off street parking. A tenant's most valuable asset will usually be their cars, so the more covered parking you can provide, the better. If space and council allows, add extra garaging or carports. 3. Freshen up the wet areas. Sometimes a little work in old kitchens and bathrooms goes a long way. Updated cupboard handles and new benchtops are an easy way to modernise a kitchen, and re-grouting bathroom tiles can really freshen up a dated space. If space allows, add a dishwasher to the kitchen too. 4. Add an air conditioner. Gold Coast is hot, so an air conditioner really is a non-negotiable. But it's incredible how many homes don't have them! Rarely will a tenant stick around after a long, hot summer if you haven't invested in a quality A/C. So if you want a good tenant to stay for a few years, this one is a must. 5. Make the property pet friendly. For some people, their pets are their kids. And they'll pay a premium to be able to live with their fury friends. Consider replacing carpets with tiles, add a doggy door and ensure yards are fully fenced to make your property stand out with dog and cat owners. 6. Get the marketing and management right. Rentals should be treated the same as sales. To get top dollar, you need top marketing + a skilled negotiating agent. Professional photos are a must, and video or 360 degree tours are even better. Upgraded listings on the big websites and social media promotion will ensure more people see the property, which translates to more inspections and more applications. This gives you a bigger pool of quality tenants to choose from, increasing the chance of finding a great long term tenant who will look after your property and pay the premium price. Sarah and Jennifer are always looking for more rental properties for their prospective tenants. If you're purchasing a rental property soon, or already own one and would like to explore new management, call the Farr Real Estate team on (07) 5500 7000. See front cover advert AHEAD OF THE GAME: YOUR PARENTAL ARRANGEMENTS Following a separation, there are no hard rules in Family Law regarding whom your child/ children should live with and how you spend time with your child/ children. You can make either formal or informal parenting arrangements depending on your relationship and situation with the other parent. Formal parenting arrangements such as consent orders or parenting orders are written arrangements filed through the court. The key difference being that consent orders are made in agreement by both parties, and parenting orders are made by the court when the parents cannot come to an agreement on their own. These orders often cover who the child lives with being either shared or one primary care taker; how the child will spend time with the non-primary care taker if there is one; how the child is to spend time with extended family; how particular holidays such as School Holidays, Birthdays Christmas are treated; the child’s education arrangements and other day-to-day aspects including sport, health, religion ect. If you cannot agree to arrangements on your own, the first step is to attend mediation. Mediation with an independent mediator can support parents to reach an agreement without needing to go to court. This usually is the most cost and time efficient way to finalise parental arrangements. At Aylward Game Solicitors, our experienced solicitors are practiced in assisting parents to reach an outcome for the best interests of their child/ children. The annual Gold Coast Australian of the Year Awards recognise residents who are champions who make the city great, are positive ambassadors for the region, and provide an outstanding contribution to the Gold Coast. Nominations are now open. “There are so many Gold Coasters who work tirelessly and give their own time to help improve our community,” Mayor Tom Tate said. “The Gold Coast Australian of the Year Awards is the time to recognise those people who are outstanding in their field and are role models for all of us.” There are four categories including: • Gold Coast Australian of the Year • Gold Coast Senior Australian of the Year • Gold Coast Young Australian of the Year • Gold Coast Local Hero “Since Christmas Gold Coasters have been going above and beyond to help with the storm response and recovery effort – show them your appreciation by nominating someone who helped your neighbourhood for the Gold Coast Local Hero Award.” A selection panel reviews all nominations and then chooses a winner. Last year’s awards were so successful that three of the four category winners took out the Queensland awards and are finalists in the 2024 national Australian of the Year Awards being announced by the Prime Minister in Canberra on Thursday 25 January 2024. Those winners are: • Gold Coast and Queensland Australian of the Year Men of Business founder Marco Renai • Gold Coast and Queensland Senior Australian of the Year Havafeed Relief founders Reverend Robyn Burch and Reverend Dr Lindsay Burch • Gold Coast and Queensland Young Australian of the Year Olympic swimmer Emma McKeon Nominations for the Gold Coast Awards close on Sunday, 24 March 2024. Now is a fantastic opportunity to turn those unwanted items into cash. “We are keen buyers, especially of the items listed on our advert (see back page). Everyone has something we want to buy, and nothing is too small for our consideration. We are just as happy to buy one item, as we are buying 10,000!”, says Mike Cornish, chief buyer for the company. The buyers will be in a convenient location in the area very soon (see back page). If you are in doubt about any items you wish to sell, take them in for an instant appraisal. Especially wanted by the buyers are any gold jewellery items, broken or not, antique jewellery, collectables such as military medals, old coins and banknotes, and mechanical watches. Gold and Silver still at high prices With the gold price still at higher than traditional levels, right now would be an opportune time to go through the jewellery box and dig out those old gold chains, rings and brooches and turn them into cash. Mike says, “Now is a great time to sell. We will buy anything made of gold – old jewellery, coins, virtually anything, even gold teeth! We also need silver in any form, including cups, cutlery, old coins, even teapots and the like.” Old coins can toss up a rarity Check those drawers and cupboards, you may have a rarity lurking amongst your coins. “We want to see any old foreign coin accumulations. We will be quite happy to go through your coins on the spot and give you an idea of what we can pay. You just never know what can turn up!” Rolex and mechanical watches wanted Mechanical watches are needed urgently by the buyers. “Collectors at this stage want brands such as Rolex, Omega, Patek Philippe, Tag Heuer, and Longines, just to mention some. These brands can command good prices depending on the condition and model. In any event we will buy any mechanical watch, even if it’s only a few dollars for parts,” says Mike. “If you are unsure, bring any watches to us at the venues to have them appraised,” he said. Whilst we have a Covid safe environment at the venues, we also offer home visits for those unable to come to us. See our advert for home visit slots and get in touch to book yours in. 9 The City wages war on mosquitoes with $1 million pledge The City has waged a war on mosquitoes, pledging an additional $1 million to the mosquito treatment program to tackle the escalating issue across the Gold Coast. The recent rain has provided ideal conditions for mosquito breeding and as such City crews have ramped up these activities and will continue them for the foreseeable future. Mr Baker said the additional resources will be used to purchase more all-terrain vehicles and trailers, increase our aerial program, and continue our drone trials. “We have dedicated all possible resources to getting this situation under control, and will continue to prioritise this work as we know it is a priority for our community right now,” Mr Baker said. CEO Tim Baker said as well as fogging and aerial treatments our pest management teams would be checking and treating all known mosquito breeding areas throughout the City every day until the situation had eased. “We know the mosquito breeding has ramped up over the past month and with little respite from the rain and humidity, this will be an ongoing problem,” Mr Baker said. “We are committed to reducing numbers through our programs but we can all do our bit to reduce numbers and keep ourselves and families safe from these pests. “Residents can help reduce mosquito numbers by emptying all containers that can hold water following rain.” He said some of the less obvious places to look include in the water reservoir of self-watering pots, in some plants and on top of rainwater tanks. Locations where mosquito treatments are taking place can be found at the City’s alerts page here: http://news. goldcoast.qld.gov.au/alert-section. You can protect yourself from mosquitoes by: • Limiting your time outdoors around dawn and dusk • Applying mosquito repellents regularly • Wearing loose fitting, light coloured protective clothing when outdoors • Screening doors and windows or using mosquito nets or air-conditioning. • Using mosquito coils. You can help prevent mosquitoes breeding on your own property by: • Disposing of all water-holding containers in your yard • Emptying flower vases, pot plants and other containers which hold water, at least once a week • Ensure house gutters are kept free of leaves and they drain freely, leaving no pools of water in low points • Screen all openings to tanks, wells or other large water containers with wire gauze, not coarser than 1 millimetre aperture mesh. 10 Prep Time | 10 Minutes Cooking Time | 10 Minutes Quesadillas are a versatile appetizer (or dinner!) — we used corn and capsicum here, but feel free to swap out and in whatever combination of cheese and vegetables you prefer. These are a great finger food to serve at parties. • 1 x 400g tin tinned sweet corn • 1 x capsicum • 1 x red onion • 1 ½ cups grated tasty cheese • 8 soft white round wraps • ¼ cup olive oil • 1 avocado • ½ cup tomato salsa • ½ cup sour cream Heat the grill pan over medium-high heat. Drain the corn and place in the large mixing bowl. Cut the 4 sides and the base off the capsicum and place in the food processor. Peel and quarter the onion, and place in the food processor. Blitz until finely chopped. Add to the corn in the mixing bowl. Stir through the cheese. Brush some oil on the grill plate. Place 2 wraps on the grill and top each with ¼ of the corn mixture. Spread to about 2cm from the edge. Top each wrap with a second one, and brush with oil. Using an egg flip and tongs if necessary, carefully turn the whole round upside down and cook for a further minute. Remove to a chopping board and cut into 6 pieces with a pizza wheel or sharp knife. Repeat with the next 4 wraps and filling. Divide the quesadillas between four plates. Halve the avocado and run a knife through the flesh to create slices within the skin. Scoop out with a spoon and divide between the plates. Top with a dollop of salsa and sour cream, and serve.
