Even though prices are rising, there’s always an opportunity in any market to improve the rental returns of your property, as well as attracting better quality tenants who stay longer. Sarah Welsh and Jennifer Farr at Farr Real Estate, have over 15 years of experience in the local market and have six hot tips to help you get more from your rental. 1. Online Appeal. Most likely a potential tenant's first impression of a property will be the online advertising. It's crucial that the property stands out. Make sure the property is neat and tidy, freshen up the paint, mow the lawns and trim the gardens. Consider staging the property with some nice simple furniture before photographing, or talk to us about "virtual staging" for a cheaper option. 2. Add covered off street parking. A tenant's most valuable asset will usually be their cars, so the more covered parking you can provide, the better. If space and council allows, add extra garaging or carports. 3. Freshen up the wet areas. Sometimes a little work in old kitchens and bathrooms goes a long way. Updated cupboard handles and new benchtops are an easy way to modernise a kitchen, and re-grouting bathroom tiles can really freshen up a dated space. If space allows, add a dishwasher to the kitchen too. 4. Add an air conditioner. Gold Coast is hot, so an air conditioner really is a non-negotiable. But it's incredible how many homes don't have them! Rarely will a tenant stick around after a long, hot summer if you haven't invested in a quality A/C. So if you want a good tenant to stay for a few years, this one is a must. 5. Make the property pet friendly. For some people, their pets are their kids. And they'll pay a premium to be able to live with their fury friends. Consider replacing carpets with tiles, add a doggy door and ensure yards are fully fenced to make your property stand out with dog and cat owners. 6. Get the marketing and management right. Rentals should be treated the same as sales. To get top dollar, you need top marketing + a skilled negotiating agent. Professional photos are a must, and video or 360 degree tours are even better. Upgraded listings on the big websites and social media promotion will ensure more people see the property, which translates to more inspections and more applications. This gives you a bigger pool of quality tenants to choose from, increasing the chance of finding a great long term tenant who will look after your property and pay the premium price. See front cover advert AHEAD OF THE GAME: YOUR PARENTAL ARRANGEMENTS Following a separation, there are no hard rules in Family Law regarding whom your child/ children should live with and how you spend time with your child/ children. You can make either formal or informal parenting arrangements depending on your relationship and situation with the other parent. Formal parenting arrangements such as consent orders or parenting orders are written arrangements filed through the court. The key difference being that consent orders are made in agreement by both parties, and parenting orders are made by the court when the parents cannot come to an agreement on their own. These orders often cover who the child lives with being either shared or one primary care taker; how the child will spend time with the non-primary care taker if there is one; how the child is to spend time with extended family; how particular holidays such as School Holidays, Birthdays Christmas are treated; the child’s education arrangements and other day-to-day aspects including sport, health, religion ect. If you cannot agree to arrangements on your own, the first step is to attend mediation. Mediation with an independent mediator can support parents to reach an agreement without needing to go to court. This usually is the most cost and time efficient way to finalise parental arrangements.
