4 Investing in real estate can be a lucrative and stable way to build wealth, but it's not without its challenges. Buying an investment property requires careful planning, research, and a clear strategy to ensure you make a wise investment. Whether you're a seasoned real estate investor or a beginner, Joe Farr from Farr Real Estate has 9 top tips to help you navigate the process and make informed decisions. 1. Define Your Investment Goals Before diving into the market, determine your investment objectives. Are you looking for a steady rental income, long-term appreciation, or a mix of both? Having clear goals will help you narrow down your property search and investment strategy. 2. Research Local Markets Location is key in real estate. Research different neighborhoods and cities to find areas with strong rental demand, potential for growth, and a good return on investment. Local real estate agents and market reports can provide valuable insights. 3. Set a Budget Establish a budget that includes not only the property's purchase price but also other costs like property taxes, insurance, maintenance, and potential renovations. Ensure you have sufficient capital to cover these expenses. 4. Explore Financing Options Consider various financing options, including mortgages, investment loans, and partnerships. Shop around for the best interest rates and terms to minimize your borrowing costs. 5. Calculate Potential Returns Before making an offer, crunch the numbers to estimate your potential returns. Calculate your expected rental income, expenses, and potential appreciation. Tools like cap rate and cashon-cash return can help you evaluate the investment's profitability. 6. Conduct Due Diligence Thoroughly inspect the property to identify any potential issues or needed repairs. Review the property's history, including rental income and expenses, to ensure it aligns with the seller's claims. 7. Consider the Property's Condition While fixer-uppers can offer great value, they also require more time and resources. Determine if you're willing to invest in renovations or if you prefer a property that's move-in ready. 8. Evaluate the Neighbourhood Assess the neighbourhood's safety, proximity to amenities, school quality, and overall appeal to potential renters. A desirable location can significantly impact your property's rental income and appreciation potential. 9. Plan for Property Management Decide whether you'll manage the property yourself or hire a property management company. Property management can save you time and stress but comes with additional costs. Buying an investment property is a significant financial decision that requires careful consideration and planning. By defining your goals, researching local markets, setting a budget, exploring financing options, calculating returns, conducting due diligence, considering the property's condition, evaluating the neighborhood, and planning for property management, you can increase your chances of making a successful investment. If you’re looking on the Northern Gold Coast for your next investment opportunity, have a chat with your local expert Joe Farr from Farr Real Estate to help you find the perfect property. He can be reached on 0422 400 680 or (07) 55 007 007. 5 Choosing Comfortable Eyeglasses Choosing the most comfortable eyeglasses is essential, given the amount of time we wear them each day. Glasses are like an extension of our body, and a perfect fit can make a world of difference. Here’s a guide to help you choose the most comfortable eyeglasses. Determine the Type of Eyeglasses You Need The first step is ensuring your eyeglasses improve your vision. Start with an accurate, up-to-date prescription. Then, think about the type of lenses that suit your lifestyle and visual needs. Some options include: • Single-vision lenses: For nearsightedness or farsightedness. • Multifocals: For those who need multiple focal points. • Reading glasses: For presbyopia. • Prism lenses: To correct disorders like double vision. • Plano lenses: For changing your look without prescription correction. • Prescription sunglasses: Offering both UV protection and vision correction. Consider lens coatings and add-ons like anti-glare or blue light filters, especially if you spend time in front of digital screens. These can enhance comfort and protect your eyes. Match Your Eyeglasses to Your Face Shape Next, consider your face shape. Selecting frames that suit your face helps distribute the weight evenly, avoiding pressure points on your nose, temples, or cheekbones. The goal is to find glasses that feel like a natural part of your face—lightweight and barely noticeable. Know Your Measurements Accurate measurements are key to a comfortable fit. Important dimensions include frame width, lens width, temple length, and bridge width. The bridge, the horizontal distance between the lenses, plays a significant role in weight distribution on your nose. Here are a few tips: • The bridge should not feel tight on your nose. • A slight gap between the glasses and your nose is acceptable. • If the bridge is too wide, your glasses will slide down. • If too narrow, they will create pressure on your sinuses. Consider Your Lifestyle and Personality Your lifestyle also influences the comfort of your eyeglasses. If you have an active lifestyle—whether in sports or outdoor activities—look for durable, flexible materials like polycarbonate. These are impact-resistant and lighter than traditional plastics, reducing strain on your nose and ears. For those who spend hours in front of screens, lenses with blue light filters can reduce eye strain. On the other hand, if style is your priority, lightweight materials such as acetate can offer both fashion and comfort. Choosing comfortable eyeglasses requires careful consideration of your vision needs, face shape, measurements, and lifestyle. Paris Miki Optical’s Store Manager Michael has over 32 year’s experience as a qualified Optical technician and has been working in the area for over 24 years. There is an onsite workshop for quicker spectacle making, so you don’t have to be without your own frames for weeks if using your own frame for new lenses; repairs can be done onsite and same day service is available on in store stock lenses. Please include your name, address and phone number in the email • Entries close 10.11.2025 The Last Love Song is a compelling story of love and devastating loss set on the rural west coast of Ireland and in glamourous 1960s London, from the internationally bestselling author of The Seven Sisters series, Lucinda Riley. Sorcha O’Donovan dreams of an exciting life beyond the West Cork coastline where she has grown up. When she encounters the town’s strikingly handsome outcast, struggling musician Con Daly, her days will never be the same. When Con strikes gold with rock band The Fishermen in London, he and Sorcha look set for a rosy future. But their lives change beyond recognition as the dark side of fame rears its head. Death threats follow Con around, and devastating secrets from the past threaten to destroy everything he has worked for. Twenty years later, The Fishermen agree to re-form for the massive Music for Life charity concert at Wembley Stadium. But Con Daly, heartthrob and spokesman for a generation, has been missing for over a decade. There’s only one person who can find out what happened, who has access to the lives, loves and careers of all concerned as The Fishermen rose to worldwide fame. Only one person who knows how vital it is to uncover the truth, because should Con Daly reappear before the facts emerge, then history could repeat itself with even more tragic consequences. Lucinda Riley wrote The Last Love Song as Lucinda Edmonds, now reworked and revived by Harry Whittaker, Lucinda’s son and co-author of Atlas: The Story of Pa Salt. While many think of it as a seasonal problem, it can strike at any time of the year. When symptoms occur year-round, it’s called perennial allergic rhinitis and is usually triggered by allergens around the home such as dust mites, moulds, pet hair, or even workplace exposures. The symptoms are hard to ignore — constant sneezing, a runny or blocked nose, itchy ears, nose and throat, watery eyes, or even headaches. For some, these symptoms appear mildly but drag on for weeks; for others, they flare up suddenly and make daily life difficult. Beyond being inconvenient, hay fever can affect concentration, disrupt sleep, and leave people feeling worn down and irritable. These symptoms occur because the nose, which normally acts as a natural filter to trap dust and pollen, reacts as though harmless particles are dangerous invaders. The immune system launches a defence, inflaming the nasal passages and producing excess mucus. In people with asthma, hay fever can also worsen breathing difficulties, so recognising and managing symptoms is especially important. Fortunately, there are treatments that can bring relief. Nasal sprays containing very low-dose steroids (intranasal corticosteroids) are considered one of the most effective options, but they need regular use to work properly. Non-sedating antihistamines can help reduce sneezing and itching, though they are less effective for a severely blocked nose. Eye drops are available for those with irritated, watery eyes, while decongestant sprays may provide fast relief — though they should only be used for short periods and avoided by people with certain health conditions. For some, allergen immunotherapy may be recommended. This involves carefully controlled HAY FEVER: More Than Just a Springtime Allergy exposure to allergens to build tolerance over time, and while it can be effective for hay fever and certain cases of asthma, it must only be undertaken under medical supervision. Lifestyle adjustments can also help: keeping windows closed during high-pollen days, washing bedding regularly to reduce dust mites, or using air purifiers indoors can all make a difference. If you suspect you have hay fever, or if your symptoms are interfering with daily life, it’s always best to seek advice from your doctor or pharmacist. With the right treatment plan and a few practical strategies, most people can find effective relief and enjoy the seasons — pollen or not.
