10 Six tips to sell your home this summer Summer is a great time to sell a Gold Coast home. The weather is great and the tourists are in town looking for a dream home or a great investment, and families are shopping now so they can move before the new school year starts. Your local expert agent, Joe Farr from Farr Real Estate, has a few great tips to maximise your sale price this summer. 1. Pick the right inspection times. It’s important to get the times right as people get busy during the ‘silly season’. Avoid times when people are more likely to be doing their Christmas shopping or attending parties. It’s also usually better to have morning inspections before it gets too hot, or evening inspections to show off views and entertaining areas. If you’re on the canals, try to work around the high tides. 2. Look after the garden. Make sure to keep the lawns green and the gardens tidy. If you’re landscaping before selling, make sure to choose plants that are most suitable for the summer heat and humidity. And be sure to keep the leaves under control with a quick sweep before inspections. 3. Focus on the outdoor space. Highlight the entertaining areas of your home, particularly outdoors. Furnish the outdoor areas nicely, pressure clean the paving, keep the pool is sparkling, and maybe even fire up the BBQ for an open home. 4. Take advantage of natural light. If it’s not too hot, open the windows to get some fresh air through the home, and open the blinds and curtains. Natural light will make your rooms feel more spacious, as well as show off views. If natural light isn’t an option, ensure all of your lights are working and install nice bright globes. 5. Stay cool. In our hot, humid summers, there’s nothing better than walking into a cool, air conditioned home. Make sure your air conditioners are serviced and working well, and turn them on a good 30 minutes before an inspection to get the home to a comfortable temperature. Set out some chilled water, juice or iced tea for the buyers to enjoy. 6. And call Joe Farr! Before you go on the market, call your local expert agent to come and give you some personalised advice. Joe has been selling on the northern Gold Coast for over 15 years and knows what buyers like to see when they’re purchasing in our spectacular area. You also need to make sure to pick an agent who has exceptional negotiation skills and a team of marketing experts to find the best buyers. Record breaking prices don’t happen by accident, even in this booming market. Skill and strategy is required, and Joe’s team have a structured system to get you the best possible result.
