The real estate market can be complex and overwhelming, especially for those venturing into homeownership for the first time. To assist first home buyers in making informed decisions, Joe Farr from Farr Real Estate shares a list of essential tips to guide you on your journey towards acquiring your dream home. Set a realistic budget: Before embarking on your homebuying journey, determine your budget by considering your income, expenses, and financial goals. Evaluate your affordability and consult a mortgage broker to understand your borrowing capacity. Setting a realistic budget will help narrow down your options and prevent disappointment. Save for a deposit: This is a crucial step in buying your first home. Lenders typically require between 5%-20% of the property's value as a down payment. Start saving early and consider setting up a dedicated savings account specifically for your down payment. Explore government assistance programs or grants that may be available for first-time home buyers to aid in your savings goals with lower deposits and shared equity. Research the market: Familiarise yourself with the local real estate market. Study trends, property prices, and neighbourhoods to gain insight into the areas that align with your preferences and budget. Attend open houses, talk to local real estate agents, and use online resources to gather information. Being well-informed will help you make better decisions and negotiate effectively. Obtain pre-approval: Before beginning your property search, seek pre-approval for a mortgage loan. This step demonstrates your credibility to sellers and agents, giving you a competitive edge. Pre-approval also provides clarity on the loan amount you can secure, enabling you to focus your search on properties within your financial capacity. Consider additional costs: Beyond the purchase price, remember to factor in additional expenses associated with homeownership. These may include stamp duty, legal fees, building inspections, and ongoing maintenance costs. By accounting for these expenses in your budget, you can avoid unexpected financial strain after purchasing your first home. Inspect and research properties thoroughly: When inspecting potential properties, pay attention to both the visible and hidden aspects. Engage professional building inspectors to thoroughly evaluate the condition of the property and identify any potential issues. Research the history of the property, including its sale price and any previous renovations or repairs. Stay patient and be flexible: Buying your first home is a significant milestone, but it may take time to find the right property. Stay patient, be flexible with your preferences, and keep an open mind. With persistence and perseverance, you will find the right home that meets your needs and budget. Purchasing your first home should be an exciting and fulfilling experience. As a result, property settlement is often delayed. However, postponing the resolution of financial matters can create unnecessary financial and legal risks. Asset values, including property prices, superannuation balances and investments can fluctuate significantly over time. Delaying settlement can therefore make negotiations more complex and increase the likelihood of disputes. It is also common for financial circumstances to change after separation. One party may purchase assets, incur debts, receive an inheritance, or commence a new relationship. These changes can complicate the property settlement process and make it more difficult to achieve a timely resolution. Importantly, strict time limits apply. Married couples generally have 12 months from the date their divorce becomes final to commence property settlement proceedings, while de facto couples generally have two years from separation. Missing these deadlines can make pursuing a claim more difficult and costly. Finalising property matters as soon as practicable provides certainty, allows both parties to move forward with confidence, and reduces the risk of future disputes. Did You Know? An informal agreement with your former partner may not prevent future property claims. To achieve finality, property settlements should generally be formalised through Consent Orders or a Binding Financial Agreement. 4 Garden lovers are expected to gather at Country Paradise Parklands, Nerang, on Saturday 1 August for the return of the Rotary Botanical Bazaar, one of the region’s most popular gardening and sustainable living events. Presented by the Rotary Club of Gold Coast, the Botanical Bazaar has earned a loyal following among gardeners, community groups, retirees and those seeking practical inspiration for healthier, more sustainable living. This year the event will be held as one vibrant day from 9am to 4pm, bringing together expert speakers, specialist growers, gardening clubs, community organisations, artisans and entertainers in a relaxed country setting. Rotary Club of Gold Coast organiser David Baguley said the event offers far more than just plants. “People come to Botanical Bazaar to learn, connect and be inspired. Whether you’re an experienced gardener, just starting out, or simply enjoy spending time in beautiful surroundings with likeminded people, there is something here for everyone. Many visitors tell us they leave with new ideas, new friendships and renewed enthusiasm for their gardens and their communities,” said David Gardening for Health and Wellbeing Research continues to highlight the physical, mental and social benefits of gardening, from reducing stress and increasing physical activity to improving wellbeing and creating meaningful social connections. The Botanical Bazaar embraces these benefits by providing visitors with opportunities to learn new skills, discover fresh ideas and connect with others who share a love of gardening and nature. Grow, Learn and Thrive at Rotary Botanical Bazaar 2026 A rewarding day out for gardeners, plant lovers and lifelong learners This year’s theme, Garden to Plate, reflects growing interest in producing fresh food at home and understanding where our food comes from. Facilitated by Legendary International Michelin Star Chef Bruno Loubet, Garden to Plate invites visitors to explore plant-based cooking, seasonal produce, native flavours, and sustainable food ideas through a day of live demonstrations and fresh inspiration. Guided by Bruno and special guest presenters, this is a hands-on culinary journey from soil to supper. Learn from Gardening Experts One of the major attractions of the Botanical Bazaar is its extensive education program. Awardwinning gardening presenter and Organic Gardening Magazine editor Chloe Thomson will join Brisbane horticulturist Kat Pearson and a range of gardening and sustainability experts to share practical advice throughout the day. Visitors can enjoy presentations, demonstrations and workshops from respected gardening educators, horticultural experts and sustainability advocates, introducing award-winning gardening presenter Chloe Thomson and Brisbane horticulturist Kat Pearson, as well as regulars Phil Dudman, Morag Gamble, Claire Bickle and Jordan Alexander. Topics will cover everything from edible gardening and soil health to sustainable gardening practices, pollinator-friendly gardens, composting, herbs, indoor plants and growing food in small spaces. Visitors will have the opportunity to ask questions, gather expert advice and take home practical ideas that can be applied immediately. A Plant Lover’s Paradise With more than 90 exhibitors expected to attend, Botanical Bazaar offers one of the largest collections of plants and gardening products available on the Gold Coast. Specialist nurseries, growers and horticultural suppliers will showcase a diverse range of plants, including natives, ornamentals, fruit trees, indoor plants and rare varieties. Visitors can also browse garden décor, tools, sustainable gardening products, botanical art and handcrafted items while speaking directly with growers and experts. For many attendees, it is the perfect opportunity to prepare their spring gardens while discovering something new. “One of the things that makes Botanical Bazaar special is knowing that your visit helps support local causes while enjoying a wonderful day out,” Mr Baguley said. Cold air and indoor heating can strip moisture from the environment, leaving eyes feeling dry, irritated, or gritty. Fortunately, there are simple ways to help keep your eyes comfortable and healthy throughout the chilly season. Here are some effective tips to help manage dry eyes this winter. Keep Hydrated - It’s easy to forget to drink water during the colder months, but staying hydrated is key to maintaining moisture in your eyes. Aim to drink water regularly Combatting Dry Eyes in Winter so you don’t have to be without your own frames for weeks if we are using your own frame for new lenses; repairs can be done onsite and same day service is available on in store stock lenses. Warm herbal teas or hot water with lemon are great alternatives if plain water doesn’t appeal in the cold. Add Moisture to the Air - Heating systems in homes and offices can create dry indoor air, making dry eye symptoms worse. Using a humidifier helps restore moisture to the air, which can benefit not just your eyes, but your skin and sinuses too. Remember to Blink - We often blink less in cold or windy weather, especially when spending time outside. Regular blinking helps spread tears evenly across the eyes, reducing dryness and irritation. Be mindful of blinking, particularly if you’re staring at screens. Shield Your Eyes Outdoors - Wind and cold air can quickly evaporate moisture from your eyes. Wearing wraparound sunglasses or protective eyewear when outdoors can shield your eyes from the elements and help retain natural lubrication. They also offer protection from dust, pollen, and wind-borne irritants. Use Lubricating Eye Drops - If your eyes still feel dry despite your best efforts, over-the-counter lubricating drops can provide fast relief. Opt for preservativefree options if you use them frequently, as they’re gentler on the eyes. Dry eyes are a common issue during our cooler months, but with a few simple lifestyle adjustments, you can minimise discomfort and keep your eyes feeling their best. If you’re experiencing persistent symptoms, we’d be happy to help with a comprehensive dry eye assessment. Get in touch—we’d love to see you! The exhibition is jointly presented by The Botanical Art Society of Australia (BASA), Friends of the Gold Coast Regional Botanic Gardens (FGCRBG) and Native Plants Queensland (NPQ).
