2 KEEPING YOU AHEAD OF THE GAME: New MANDATORY Sellers Disclosure Requirements When purchasing a property, many buyers focus on the house itself, its design, layout, and potential for renovation. However, one critical aspect often overlooked is the condition and legal obligations surrounding retaining walls. These structures play a vital role in stabilizing land, preventing erosion, and maintaining boundaries, but they can also present significant legal and financial risks if not properly assessed. A retaining wall in poor condition can lead to costly repairs and unwanted disputes with neighbouring properties. In Queensland, responsibility for a retaining wall depends on factors such as location, use, and whether it forms part of a shared boundary. While many assume it is a shared responsibility between property owners, this is not always the case. Understanding who is liable for repairs and ongoing maintenance before purchasing can prevent unexpected disputes and expenses down the track. In addition to retaining walls, fences are another critical aspect of property boundaries that buyers should consider. Fencing disputes can also arise when property owners disagree on maintenance responsibilities or the height and type of fence along shared boundaries. Understanding the legal obligations for both retaining walls and fences can help you avoid costly conflicts and protect your property investment. At Aylward Game Solicitors, we assist buyers in understanding property-related risks, including retaining walls, to ensure they are fully informed before making one of life’s biggest investments. If you’re purchasing a property and need legal guidance, contact us today. 3 Regular eye tests with an optometrist can help make sure your eyes are in good health. They can pick up problems with your eyes before you notice anything. You don’t need a doctor’s referral to see an optometrist for an eye test. Regular eye testing is important for early detection of health problems such as Cataracts, Glaucoma, Macular Degeneration and even Pterygiums, that’s why we recommend yearly check-ups. The earlier these problems are diagnosed, the sooner you can get treated. This will improve your vision outcomes. Eye tests can also help identify if you have trouble seeing at different distances. You optometrist can give you glasses or contact lenses to improve your vision. You should see a doctor or organise an eye test if you notice any symptoms with your eyes or changes to your vision. 4 5 tips to take the stress out of selling your home Selling soon? Your home is probably your most valuable asset and making the right decisions to get the best possible result can be very stressful. There are plenty of tried and tested ways to minimise the stress of selling, though. Preparation, strategy, professional help and managing expectations are all key to coming out on the other side in one piece and with the best possible result. 1. Get Educated Selling a property without being well-informed is a recipe for stress overload. Doing your research first will help you start the process with confidence. Find out what’s going on in the market, and visit open homes and auctions in the area so you know your competition. Stay on top of recent sale prices so you have a good idea what your property is likely to be worth. 2. Contact an agent early Don’t wait until it’s time to list before you talk to an agent. Joe Farr from Farr Real Estate recommends inviting two or three agents around to see your property early. “We’re working in the market every day and know what most buyers like in local properties. We can make suggestions for low-cost improvements that could add tens or even hundreds of thousands to the final sale price.” Start planning a few months in advance and seek out expert advice to prepare your home for sale. 3. Refresh rather than renovate Getting your home ready to list doesn't have to mean spending a fortune on a big renovation. Cleaning is one of the most effective things a seller can do to get their home market-ready. Making sure the property is spotless, including deep cleaning carpets and washing windows. A fresh coat of paint can also have a huge impact on a small budget. 4. Declutter! Making sure your home is clutter-free and spacious is essential. The earlier you start the process, the less stressed you'll be. Joe Farr suggests taking your time and working through decluttering over a few weeks. “Just do one room at a time, it’s amazing what you accumulate over the years. Consider hiring a storage unit to move out some of your larger items.” 5. Be realistic in your expectations While everybody wants to achieve a swift sale for a top price, it's important to keep a level head when it comes to expectations. “Everyone wants the top price, but advertising a price too high can scare off the best buyers in the crucial early days of a marketing campaign.” Joe suggests pricing the property fairly, or using a ‘no price’ strategy to attract more interest and generate competition. “When you can get two or more buyer’s fighting over your home, with a skilled negotiator in the middle, that’s when you achieve the premium prices in the shortest time.” Getting ready to sell? Joe Farr from Farr Real Estate is your record-breaking local agent who is more than happy to pop around for a hassle-free chat about your property. Call 0422 400 680 or 55 007 007 to book in a time with Joe. 6 With a legacy spanning over four decades, Vision Michael Hare Optometrists is a trusted name in optometric care on the Gold Coast. Operating from Southport, Benowa, Burleigh, and Paradise Point, the practice is renowned for its dedication to patient-focused care and cutting-edge technology. Michael Hare, founder and leader of the practice, along with co-owner Jonathan McCorriston, emphasises the importance of staying ahead in the ever-evolving field of eye health. “We’ve always prioritised investing in advanced technology because it allows us to provide the highest standard of care,” Jonathan explains. At the heart of their approach are comprehensive eye exams designed to not only correct vision but also detect early signs of conditions such as cataracts, glaucoma, and macular degeneration. The practice uses state-of-the-art equipment, including the Optos Monaco, which Jonathan describes as “a game-changer for patient care.” This advanced device provides ultra-widefield retinal imaging, capturing over 80% of the retina in a single image. “With the Optos, we can assess both the macula and peripheral retina quickly and effectively, ensuring we catch potential issues early,” he says. In addition to early detection, the technology enhances patient education. “We can show patients their retinal images in real time, which helps them understand their eye health better,” Jonathan notes. The team at Vision Michael Hare Optometrists is equally committed to fostering long-term relationships with their patients. This approach is reflected in their ongoing investment in innovative solutions to monitor and manage eye conditions over time. “Independent optometry is about playing to our strengths - our expertise and the personalised care we provide,” Jonathan says. “Our goal is to not only protect but also enhance the vision and quality of life for every patient who walks through our doors.” With its combination of advanced technology, experienced professionals, and patient-centred care, Vision Michael Hare Optometrists continues to set a benchmark for excellence in eye care. Whether for routine exams or managing complex conditions, the practice remains a trusted partner in eye health. As she wrestles with anxious days and sleepless nights, fighting to avoid financial disaster, Eugenia desperately needs new investors – and new ideas. Meanwhile, the demands of motherhood also lay claim to her time. A single parent for over a decade, Eugenia works hard to be a guiding light for her five adult children – but she often finds herself at a loss with their tumultuous lives, while they are oblivious to her financial woes. Wedding plans for her daughter Gloria are ballooning in expense, even as the loutish behaviour of Gloria’s fiancé causes her to question her daughter’s judgment. Meanwhile, Eugenia’s other daughter, Daphne, is due to deliver twins right around the wedding date. As the family gathers for a luxurious holiday in the Hamptons, tempers soon fray, while an unexpected proposal offers Eugenia a professional lifeline. As storm clouds gather, Eugenia must find a way to unite her family and keep her business afloat, forging a new path to success, independent of her roles as mother and entrepreneur . . .
