2 Keeping You Ahead Of The Game: The Importance of Finalising a Divorce and Property Settlement After Separation Navigating the aftermath of a separation is challenging, and legally finalising your divorce and property settlement is a critical step. While it may be tempting to delay these legal processes during emotionally turbulent times, addressing them promptly is crucial for several reasons. Remaining legally married can have significant financial and legal implications, such as responsibility for joint debts or complications with inheritance and superannuation. Finalising the divorce and a property settlement protects your financial interests and legal standing by ensuring that all assets and liabilities are divided fairly and legally, preventing future disputes and costly legal battles. It provides financial clarity and security, allowing both parties to understand their financial positions and plan accordingly. A formal property settlement is legally binding and recognised by the courts, crucial for enforcing the terms and protecting both parties' interests. Finalising your divorce and undertaking a property settlement are essential steps in the separation process. HOPE SHED OP SHOP TIMES Thursday & Fridays from 8am til 12 noon Welcome to Hope Café and Shed Hope Café started last year, and it was with a team of just two volunteers and a dream to connect the local area and community positively with quality coffee and friendly staff. Since then, the café has brought in additional volunteers, and added the Hope Shed – the Op Shop with quality clothing and affordable homewares. The greatest thing that has been brought to the community is the ability to help local people in need. Now with the growth of the team, the first market event was held. Hundreds of people enjoyed live music, great coffee and connection. Future plans are for more special events, and to increase the number of days a week, currently Thursdays and Fridays, as the need and the team grows. The future for the Hope Community team which has emerged through the Paradise Point Uniting Church is brighter than ever and greater days are to come. PET OF THE MONTH 6 Tips to increase the returns of your Rental Property Unless you've been hiding under a rock, you probably already know there is a shortage of rentals on the northern Gold Coast at the moment and that many tenants are struggling to find a home to live in. Even though prices are rising, there’s always an opportunity in any market to improve the rental returns of your property, as well as attracting better quality tenants who stay longer. Sarah Welsh and Jennifer Farr at Farr Real Estate have over 15 years of experience in the local market and have six hot tips to help you get more from your rental. 1 - Online Appeal. Most likely a potential tenant's first impression of a property will be the online advertising. It's crucial that the property stands out. Make sure the property is neat and tidy, freshen up the paint, mow the lawns and trim the gardens. Consider staging the property with some nice simple furniture before photographing, or talk to us about "virtual staging" for a cheaper option. 2 - Add covered off street parking. A tenant's most valuable asset will usually be their cars, so the more covered parking you can provide, the better. If space and council allows, add extra garaging or carports. 3 - Freshen up the wet areas. Sometimes a little work in old kitchens and bathrooms goes a long way. Updated cupboard handles and new benchtops are an easy way to modernise a kitchen, and re-grouting bathroom tiles can really freshen up a dated space. If space allows, add a dishwasher to the kitchen too. 4 - Add an air conditioner. Gold Coast gets hot and sticky, so an air conditioner really is a non-negotiable. But it's incredible how many homes don't have them! Rarely will a tenant stick around after a long, hot summer if you haven't invested in a quality A/C. So if you want a good tenant to stay for a few years, this is a must. 5 - Make the property pet friendly. For some people, their pets are their kids. And they'll pay a premium to be able to live with their fury friends. Consider replacing carpets with tiles, add a doggy door and ensure yards are fully fenced to make your property stand out with dog and cat owners. 6 - Get the marketing and management right. Rentals should be treated the same as sales. To get top dollar, you need top marketing + a skilled negotiating agent. Professional photos are a must, and video or 360 degree tours are even better. Upgraded listings on the big websites and social media promotion will ensure more people see the property, which translates to more inspections and more applications. This gives you a bigger pool of quality tenants to choose from, increasing the chance of finding a great long term tenant who will look after your property and pay the premium price. Sarah and Jennifer are always looking for more rental properties for their prospective tenants. If you're purchasing a rental property soon, or already own one and would like to explore new management, call the Farr Real Estate team on (07) 5500 7000. See advert front cover

7 Regular eye tests with an optometrist can help make sure your eyes are in good health. They can pick up problems with your eyes before you notice anything. You don’t need a doctor’s referral to see an optometrist for an eye test. Regular eye testing is important for early detection of health problems such as Cataracts, Glaucoma, Macular Degeneration and even Pterygiums, that’s why we recommend yearly check-ups. The earlier these problems are diagnosed, the sooner you can get treated. This will improve your vision outcomes. Eye tests can also help identify if you have trouble seeing at different distances. You optometrist can give you glasses or contact lenses to improve your vision. You should see a doctor or organise an eye test if you notice any symptoms with your eyes or changes to your vision. Yet at every crossroad, she makes the wrong choice. Bob discovers a natural talent with his fists and an instinct for trouble. But with every win he earns the hard way, more enemies rise.
