2 Downsize your home, Upsize your lifestyle. With the kids moved out, you might be looking to downsize and make the move to a smaller home. Whether it’s for financial reasons or lifestyle factors, downsizing can be a challenging process. But if you plan it right, you can set the foundations for a fulfilling and enjoyable lifestyle in your golden years. Know your goals Be clear about what you’re trying to achieve from the start so you can effectively plan for it. Consider whether selling your current home and purchasing something smaller will free up enough money to help fund your lifestyle. Joe Farr from Farr Real Estate, a specialist 4216 agent, recommends getting an appraisal of your home. "If you know what your home is likely to sell for today, then you have a good base to work out what you can spend on your next home. With the recent boom in property prices, now is still an amazing time to sell your current home and lock in those profits." Be prepared to declutter Downsizing means disposing of a significant number of items, some of which may have sentimental value. Be prepared to do considerable decluttering as you move from a larger home to something smaller. Think of it as a great opportunity to make a fresh start, and maybe treat yourself to new furniture that suits the size and style of your new home. Decide where you’re moving There are plenty of options for downsizing on the Gold Coast, ranging from Over 50's villages and towers, modern residential apartments, and older smaller houses and duplexes. "We're finding many local downsizers are ignoring the traditional lifestyle village properties, in favour of new and modern apartment buildings. Many of these new apartments are in great locations close to public transport and medical services, as well as having fantastic onsite facilities with much lower ongoing costs than the Over 50's villages. “The great thing about off-the-plan apartments is that you have plenty of time to prepare for your move. I have options available all across the coast, from Coolangatta to Coomera, some will be ready to move in now, some later in 2024 and beyond, with properties to suit most budgets. Many of the new projects coming to market in 2024 are in Main Beach and Broadbeach, close to the light rail for easy access to the hospital, shopping, great dining and the beach.” If you're getting ready to downsize, give Joe Farr a call at Farr Real Estate on 55 007 007 or 0422 400 680 to book in a free appraisal of your home and for a chat about the homes and apartments that are available for your next move. see advertisement front cover AHEAD OF THE GAME: BINDING FINANCIAL AGREEMENTS WHAT IS A BFA? A binding financial agreement (BFA), commonly known as a ‘pre-nup’ allows a couple to protect their assets and provide levels of certainty. A BFA can significantly reduce stress in the event that a relationship breaks down and offer an amicable solution in times of stress. It can also make parties feel secure knowing that the assets they have accumulated before the relationship or marriage is secure. By reaching agreement in advance, the issues that occur after a break up are more likely to be carried out without extra legal expenses or court delays. SHOULD I GET A BFA? You may want to consider a BFA if: • you own or partner own a business; • you have received or are likely to receive a large sum; • you own property; or • you are financially responsible for a third party WHAT MAKES A VALID BFA? For a BFA to be considered valid both parties must seek separate legal advice. Our solicitors are well versed in creating and advising on BFA’s and can offer insight on complex factors such as business, superannuation and children’s involvement. It is vital to ensure that a BFA is valid and prepared correctly. Contact our office to learn more about a binding financial agreement for your situation. BIGGERA WATERS Biggera Waters Laundromat self-service is open 24/7 for your convenience. We wish our customers a Happy New Year and a speedy recovery after the massive storm we had on the Gold Coast. Many customers lost power and so did the whole Metro Market which was closed for two days. Fortunately, we are all back to normal and the machines are up and running including the two air conditioners! We are seeing an increase in over-soaping which results in a poor wash, too much foam reduces the ability of front loaders to extract all the dirt, just a ½ scoop for the small machines and only one scoop for the largest is plenty. With our commercial machines very little soap is required. For any assistance please ph 1300 528 628 see advertisment front cover Hot washes are included FREE!
