2 FOLLOWING THE SUCCESS OF ITS FIRST STAGE, Marina Point Apartments is proud to announce the release of Stage 2, an exclusive new offering that redefines waterfront living on the Gold Coast. Positioned in the heart of Hope Island and created by a local, family-owned team with decades of experience, Stage 2 presents a rare opportunity to secure a spacious, elegantly designed home with direct access to the water. This is luxury living with a personal touch, crafted for those who are ready to upgrade their lifestyle without compromising on space, privacy, or quality. Stage 2 introduces a thoughtfully curated collection of oversized apartments, designed for owneroccupiers who expect more from where they live. Ranging from 139 square metres to an expansive 319 square metre penthouse, each apartment offers stunning views of the water, open layouts, spacious balconies, and abundant natural light and ventilation through floor-to-ceiling windows. Interiors are defined by high-end finishes and generous proportions, with ceiling heights reaching up to four metres in select apartments. These are homes designed to feel open, elegant, and elevated, where lifestyle will not only continue, but flourish. Behind this project is a vision not driven by short-term ambition, but by generational care and local legacy. “We are not a large-scale developer INTRODUCING STAGE 2 AT MARINA POINT APARTMENTS Waterfront LIVING REDEFINED working from afar,” says Rick Sheida, the developer behind Marina Point. “This is a family business. We are locals. We have lived here, raised our families here, and we are building for people like us – people who value privacy, space, wellbeing, a sense of community, and the quality of finish that we expect.” Marina Point Apartments is developed by the same team behind Anchorage Apartments, a boutique six-stage residential community also located in Hope Island. With over 38 years of experience and a reputation for quality, this family-led team knows the area intimately and is committed to enhancing it with every brick they lay. The Marina Point complex offers over one hectare of beautifully landscaped open space, encouraging a lifestyle that embraces the outdoors and the water. Residents can enjoy the freedom to lock up and travel without worry, with the confidence that their home is protected within a secure, gated community. From the beginning, the team behind Marina Point has placed wellbeing at the centre of its design philosophy. The completed wellness pavilion features a fully equipped gym, an infrared sauna, a yoga room, and a 25-metre seasonally heated lap pool. “Health is the new wealth,” says Rick. “We wanted to build an environment that inspires people to feel better, live better, and move through each day with more energy and clarity.” With more facilities to come, Marina Point residents will also enjoy a second resort-style pool, spa, residents’ lounge, barbecue area, and a newly added putting green. For boating enthusiasts, this development delivers something truly rare, offering direct bridge-free access to the Broadwater and open ocean, with marina berths available for vessels up to 25 metres, able to accommodate catamarans. Whether it is a spontaneous sunset cruise or a long weekend escape to Stradbroke, your boating lifestyle begins just metres from your front door. Yet for all its sophistication and scale, the true luxury of Marina Point lies in its attention to detail. From the exceptional finishes to the home-sized floorplans and the personal approach of the architects and interior designers, everything here is built with care. “We are not just building apartments. We are building homes, and we are building them with people in mind,” says Rick. Interest in Stage 2 has been strong prior to the market release, and it is a clear signal that buyers are recognising the difference Marina Point offers. You are invited to visit the onsite showroom at 72 View Line Terrace, Hope Island to experience the construction firsthand and view the interactive virtual tour. Showroom open Monday to Saturday, 10am to 4pm. For more information, contact the sales team on 1300 424 127 or sales@marinapointapartments.com.au marinapointapartments.com.au

4 A Fresh Start: Navigating the New Financial Year with confidence As we step into a brand new Financial Year, it’s the perfect time to reflect on your financial aspirations and set a course for success. For many, managing investments and financial planning can feel complex, leading to common pitfalls that might derail even the best intentions. Are you making common investing mistakes that could hinder your financial goals? Many investors, both seasoned and novice, fall victim to behaviours that significantly impact their financial growth. Understanding these mistakes is the first step to avoiding them. Some of the most frequent errors we see: • Herd mentality: Don’t blindly follow the crowd. When everyone’s buying, it might actually be time to consider selling, and vice versa. • Ignoring economic cycles: Markets fluctuate, and letting fear dictate your investment decisions during downturns can be costly. • Emotional decisions: Impulsive choices based on fear or greed rarely lead to long-term success. Stick to your plan! • Overcomplicating your portfolio: Sometimes, the simplest, diversified strategies are the most effective. • Market timing: Trying to predict market movements is a risky endeavour. Consistency often beats speculation. How can we help? Engaging a holistic financial planner like us is invaluable. At SK, we understand that true financial well-being extends beyond just investments. We help you cut through the noise and avoid these common pitfalls by providing personalised advice and developing a tailored strategy aligned with your unique circumstances. 6 5 tips to take the stress out of selling your home Selling soon? Your home is probably your most valuable asset and making the right decisions to get the best possible result can be very stressful. There are plenty of tried and tested ways to minimise the stress of selling, though. Preparation, strategy, professional help and managing expectations are all key to coming out on the other side in one piece and with the best possible result. 1. Get Educated Selling a property without being well-informed is a recipe for stress overload. Doing your research first will help you start the process with confidence. Find out what’s going on in the market, and visit open homes and auctions in the area so you know your competition. Stay on top of recent sale prices so you have a good idea what your property is likely to be worth. 2. Contact an agent early Don’t wait until it’s time to list before you talk to an agent. Joe Farr from Farr Real Estate recommends inviting two or three agents around to see your property early. “We’re working in the market every day and know what most buyers like in local properties. We can make suggestions for low-cost improvements that could add tens or even hundreds of thousands to the final sale price.” Start planning a few months in advance and seek out expert advice to prepare your home for sale. 3. Refresh rather than renovate Getting your home ready to list doesn't have to mean spending a fortune on a big renovation. Cleaning is one of the most effective things a seller can do to get their home market-ready. Making sure the property is spotless, including deep cleaning carpets and washing windows. A fresh coat of paint can also have a huge impact on a small budget. 4. Declutter! Making sure your home is clutter-free and spacious is essential. The earlier you start the process, the less stressed you'll be. Joe Farr suggests taking your time and working through decluttering over a few weeks. “Just do one room at a time, it’s amazing what you accumulate over the years. Consider hiring a storage unit to move out some of your larger items.” 5. Be realistic in your expectations While everybody wants to achieve a swift sale for a top price, it's important to keep a level head when it comes to expectations. “Everyone wants the top price, but advertising a price too high can scare off the best buyers in the crucial early days of a marketing campaign.” Joe suggests pricing the property fairly, or using a ‘no price’ strategy to attract more interest and generate competition. “When you can get two or more buyer’s fighting over your home, with a skilled negotiator in the middle, that’s when you achieve the premium prices in the shortest time.” Getting ready to sell? Joe Farr from Farr Real Estate is your record-breaking local agent who is more than happy to pop around for a hassle-free chat about your property. Call 0422 400 680 or 55 007 007 to book in a time with Joe. 7 Regular eye tests with an optometrist can help make sure your eyes are in good health. They can pick up problems with your eyes before you notice anything. You don’t need a doctor’s referral to see an optometrist for an eye test. Regular eye testing is important for early detection of health problems such as Cataracts, Glaucoma, Macular Degeneration and even Pterygiums, that’s why we recommend yearly check-ups. The earlier these problems are diagnosed, the sooner you can get treated. This will improve your vision outcomes. Eye tests can also help identify if you have trouble seeing at different distances. You optometrist can give you glasses or contact lenses to improve your vision. You should see a doctor or organise an eye test if you notice any symptoms with your eyes or changes to your vision.
